The La Entrada Specific Plan is a comprehensive amendment to, and expansion of, the approved McNaughton Specific Plan, for property located on the south side of the I-10 Freeway, east of the All-American Canal, and north of Avenue 52.  The plan provides a regulatory framework to provide design guidance, development regulations, and implementation measures for the build-out of the Specific Plan area over the next 20 years, through 2032. The La Entrada Specific Plan proposes a master planned residential and commercial/mixed-use community on 2,200 acres within the City of Coachella and its approved Sphere of Influence, including a new I-10 Freeway Interchange to connect with Avenue 50.

The City Council took action to approve the La Entrada project on November 13, 2013.

The KPC Coachella Specific Plan entails the construction of approximately 9,536 dwelling units (DUs) of a variety of residential types; approx. 305 acres of mixed-use areas; a college/university overlay; approx. 71 acres of proposed school facilities (3 elementary schools and 1 middle school); approx. 395 acres of parks, greenways, and amenity centers; approx. 179 acres of circulation uses (roadways); approx. 68 acres of Agricultural Production areas; approx. 754 acres of natural open space, including drainage channels and trails; a potential multi-story, high-rise building; and a proposed entertainment center/venue, and performing arts theater located at the northeast portion of the City of Coachella, North of the I-10 Freeway and East of the All American Canal.  Additionally, the Project would require various on-site and off-site infrastructure improvements, including water, wastewater, dry utilities, roadways, and a non-vehicular trail connection under I-10. The Project includes other appurtenant facilities and uses typical of a master planned community. Project entitlements include A General Plan Map and Text Amendment, Specific Plan, Change of Zone, Tentative Tract Map and Development Agreement.

The "Vista Del Agua" project is a proposed master-planned community to be developed on 275.38 acres of vacant land located east of Tyler Street, north of Avenue 48, and west of Polk Street, on the south side of the I-10 Freeway and Vista Del Sur. The project will include a variety of residential neighborhoods with up to 1,640 total dwelling units, plus 17.57 acres of General Commercial use, 8.27 acres of Neighborhood Center with Residential Overlay, and a 13.82 park site. The proposed roadway network includes a new public street to connect Vista Del Sur to Avenue 48, and Polk Street to Avenue 47.   

The developer, CVP Palm Springs, LLC in affiliation with Strategic Land Partners, LLC has initiated the application process for a General Plan Amendment to add a Specific Plan Overlay, Change of Zone, Tentative Subdivision Map, Development Agreement, and related entitlements.  The Planning Commission recommended to City Council approval of the Specific Plan and EIR on June 19, 2019.

The City Council took final approval actions on the Vista Del Agua project on May 13, 2020.

The Brandenburg Butters Specific Plan consists of approximately 380 gross acres in the eastern portion of the City of Coachella. The Brandenburg Butters Specific Plan consists of three major land uses: residential (68% of the land area); commercial (18.8% of the site), and public (5.5%). Residential acreage (approximately  259.1 acres) will be divided among medium low density, medium high density, and high density uses. Commercial uses serving the needs of the development will include a 12 acre neighborhood commercial center. In addition, the project includes 38.5 acres of regional commercial uses and 21.0 acres of mixed commercial uses for business desiring a location near the interchange. A six acre neighborhood park site and a 4.2 acre municipal site which could be used for public services is planned.

The Coachella Vineyards Specific Plan is a 259 acre site located in the southeastern portion of Coachella, at the southeastern corner of 54^th Avenue and Fillmore Street. The plan provides for a range of housing products in conjunction with the associated public services necessary to support the project. Shopping opportunities will be available within walking distance to all residents and employment opportunities will be available in the adjacent Rancho Coachella Business Park and surrounding areas. Land for a school, parks and related community facilities will be offered for dedication to help provide for the education and recreation needs of residents. A site for a future fire station will be offered for dedication to serve the emergency needs of the community.

The Eagle Falls Specific Plan is set forth to facilitate the development of a 90-acre site approximately 1300 ft south of Avenue 44 west of future Harrison Street. The project site is located within two jurisdictions, the City of Coachella (60 acres) and in the City of Indio (30 acres). The project proposed to develop 295 homes surrounding 4 tees which form an extension of the Kah’ We’ Ah’ Falls-Eagle Falls Golf Course located at the Fantasy Springs Resort south of the site.
